What's in a Home Information Pack?

The Home Information Pack contains important information that buyers and sellers need to know. The Home Information Packs have been implemented on a phased basis, which started on 1 August 2007. Packs are now required by law by every person selling their home from the 14th of December 2007. 

HIPS UPDATE

As from the 6th April 2009 properties cannot be fully marketed untill the HIP has been completed. Bridges offer very competative rates for HIPS. By using Bridges for your HIPS you can also be sure that your house will be marketed at the quickest time possible. Please contact the office for further information.

Properties For Rent: An EPC certificate will now be needed.

Properties For Sale: Properties that are now on the market that did not need a HIPS because they came to market before December, will now need an EPC certificate.

Compulsory items

The following compulsory documents must  be included in a Home Information Pack, which will all be organised for you and packaged accordingly.

• Home Information Pack Index
• Energy Performance Certificate
• Sale Statement
• Standard Searches
• Evidence of title
• Additional information for leasehold and commonhold sales, where appropriate
